Summer Home Maintenance Tips

Whether you’re preparing your home for sale or just keeping up with regular maintenance, here are some summer home maintenance tips you shouldn’t forget this summer.

SERVICE YOUR A/C UNIT

Your A/C unit and all of its components require regular maintenance for it to function optimally and last as long as possible. Neglecting maintenance can cause a steady decline in condition and increase energy usage and cost! Paying a small fee to have your A/C serviced today can save you from a costly repair tomorrow.

HOSE DOWN AND CLEAN YOUR A/C UNIT TO REMOVE BUILDUP

Spraying the condenser unit with a hard stream of water from top to bottom removes debris like pollen, grass clippings, and dirt that can build up over time. This debris can clog the machine, making it work harder and use more energy, which can lead to higher electricity bills. Clogs can also compromise the air quality in your home.

Clean the coils too! Dirty coils work harder to cool your home, which can increase your electricity bill by over 30%.

Here’s a great video that gives tips for cleaning your A/C unit:

CLEAN YOUR EXTERIOR DRYER VENT

Cleaning your dryer vent regularly is so important and often overlooked. Clogged dryer vents can increase the risk of a fire, will cause your dryer to not work as efficiently, and can cause moisture buildup, mold and mildew. You definitely should clean the vent if you notice that your clothes are taking longer to dry, the outside of the dryer feels hot while it’s running, or if you’re noticing more humidity and moisture in the laundry room.

Call a professional, or if you’re a DIYer, here’s a great video about how you can clean your dryer vent yourself:

CLEAN OUT GUTTERS

Gutters are designed to channel water away from your home’s foundation and roof. When gutters are clogged with debris, water can’t drain properly and can damage your roof, attic, insulation, and walls. This is a leading cause of home repairs.

Clogged gutters can also create a breeding ground for pests like mosquitoes, termites, and ants, which can then move into your home.

CLEAN BASEBOARDS AND DOOR FRAMES

Cleaning baseboards and door frames can make your home look so much brighter and cleaner. Cleaning them can prevent dust and dirt buildup, and if you have allergies and/or pets that shed, this is a must!

Here’s a great hack to make it easy:

CHECK THE GRADING AROUND YOUR HOME

Checking the grading around your home is important because it determines where water ends up on your property and can help prevent water damage.

Ideally, the ground should slope away from your house at a rate of about one inch for every foot for the first 5–10 feet. This helps water run away from your foundation, which can prevent issues like foundation cracks and mold growth.

If your grading is not ideal, you can hire a professional drainage contractor to make the necessary adjustments. Summer is a good time to address grading issues before fall and winter.
